How long has your company been in business?
We have been investing in real property for almost 10 years. We started primarily in pre-construction single family residences across the West Coast under the name of TPL investments, which is now a holding company for our residential holdings. In addition, we incorporated our finance division, Surefast Mortgage Corp., to finance transactions for us and our investors.

Several years ago, we discussed the strategic direction of the company with our Board of Advisors. Our average return to investors was over 37%, but much of the profit remained with the developers. The decision was made to revise the way we viewed our investments. Rather than forcing our investors to do all of the 'heavy lifting', we created a new approach to investing and branded it EQlibrium Investments. Under this brand, our investors are earning profits first with a preferred payout schedule. This is another way in which we work to insulate our investors from risk.

Who is part of the EQlibrium Team?
The members of our team are one of the most critical components to evaluate when investing in our projects. The partners that we work with on our projects have a tremendous amount of experience and success in their respective fields. When EQlibrium identifies and begins a project, we stay in control from start to finish -- from acquisition to sales. Our partners have 15+ years of experience and have a successful track record on multiple projects.

What is your current track record?
A natural by product of the experienced team assembled by EQlibrium Investments has been the success of our projects and most importantly our investors. Over the past several years, EQlibrium has been intimately involved with various projects and investment opportunities. Regardless of the size, shape or location of any project associated with the EQlibrium team, each has been approached with the same goal of flawless preparation and execution.

Has EQlibrium managed a large project in the past?
Our Team's ability to orchestrate a large project from start to finish is paramount to an investor when deciding to invest in a particular project or investment opportunity with EQlibrium. The EQlibrium Team has 15+ years of relevant experience in multiple projects in various states.

Does EQlibrium Investments have financials?
Yes. Each projects respective LLC generates its own financials. Each member investor is entitled to see the financials for that project.

How many investors does EQlibrium have?
Through the years the number of investors working with EQlibrium has grown to over 500 strong and by referrals increases every week. Investing as a group has allowed each one of them access to returns they would not have been able to achieve by themselves.

Is it risky to invest in todays RE Market?
If you invest correctly you can significantly minimize risk, regardless of market conditions. When most people think of real estate investments they think of rental properties or 'fix and flips', which actually rely on the market to appreciate the property value. ALL of our projects use FORCED appreciation, meaning by improving the property based on today's sales prices, sometimes even less, there is significant profit. If there happens to be any additional market appreciation realized then the deal becomes even better, but is never calculated when doing our due diligence.
