Using diligent internal research and a proven network of contacts, we identify opportunities in unexpected, sometimes overlooked sectors, typically in markets having experienced recent growth. Our abilities lie in identifying additional, high-yield growth potential. We consider many opportunities, but we only pursue those with the potential for solid returns.

Our negotiations are always geared toward minimizing the potential risk associated with rapidly changing markets or unexpected defects in the property. Bringing the Deal to Life
A piece of bare land has the potential to go in many directions, not all of them good ones. But with a thorough understanding of the process of entitlement, a savvy developer can maximize and completely transform the use of raw land. Accurate use of zoning, a thoughtfully designed network of ingress and egress, implementation of all utilities – all of these elements make the land far more valuable before the first foundation is poured, in fact as much as five times more valuable. When land is entitled it can be developed immediately, making it very attractive to builders who depend on a rapid return on investment. Entitled land is land that has been blessed by the local municipalities so there won’t be objections to the project after it has begun. The entitlement process plays a big role in the confidence of our clients and the success of our investments.
The Playing Field
The US Census Bureau tells us that by the year 2020 our population will have increased by nearly 60 million people, and they will gravitate to the western United States, because that is where the land is. Clearly, and out of necessity, both the residential and commercial markets are going to explode. Forward-thinking companies will have located prime real estate, carefully acquired it, meticulously zoned it, and added value in the form of infrastructure.
