EQlibrium Investments evaluates a broad range of real property based investment prospects and filters them through our Published Investment Criteria in order to determine which prospects offer the greatest potential. Our Philosophy and Investment Strategies produce superior investment offerings that range from Core to Opportunistic Real Property Opportunities.

History

EQlibrium Investments, founded by the executive team behind TPL Investments and SureFast Mortgage Corp. is the natural outgrowth of a very successful enterprise. The goal of the company is diversity and balance. As a company we are focused on providing solid financial vehicles to bring balance to our client’s lives. We identify exclusive real estate opportunities in stable markets as well as high-growth emerging markets and present them to our ever-increasing number of accredited investors.

We have been investing in real property for almost 10 years. We started primarily in pre-construction single family residences across the West Coast under the name of TPL investments, which is now a holding company for our residential holdings. In addition, we incorporated our finance division, Surefast Mortgage Corp., to finance transactions for us and our investors.

Several years ago, we discussed the strategic direction of the company with our Board of Advisors. Our average return to investors was over 37%, but much of the profit remained with the developers. The decision was made to revise the way we viewed our investments. Rather than forcing our investors to do all of the “heavy lifting,” we created a new approach to investing and branded it EQlibrium Investments. Under this brand, our investors are earning profits first with a preferred payout schedule. This is another way in which we work to insulate our investors from risk.

The Nuts and Bolts

EQlibrium Investments specializes in identifying and negotiating quality investments that ultimately are attractive from every angle. Our Investment Opportunities occur only in Emerging Markets and Regions that exhibit potential for rapid growth. Our Client Investment Return Expectations fall into two categories. The first is a 15% Annual Rate of Return with dividend payments that start immediately. The second is a Two Hundred (200%) Percent Return On Investment (ROI) earned from profits, typically within 36 months.

Thanks to hard work and experience, we have managed to be in the right place at the right time, enabling us to locate parcels at below market price points. The entitlement process and/or our ability to negotiate pre-sale pricing often increases the investment value immediately, resulting in instant equity in the project. That equity is often increased with the addition of upgrades and amenities. Land, they say, is the best investment of all because they’re not making any more of it. The EQlibrium model starts with the best investment of all then makes it even better.
