Being in the right place at the right time can enable us to locate parcels at below-market price points. The entitlement process and the ability to negotiate pre-sale pricing often increases the investment value immediately, resulting in instant equity in the project. That value can usually be increased significantly with additional upgrades and amenities.

Although patience and discipline are basic elements in successful investing, skillfully negotiated terms are vital. The objective of our negotiations is to minimize the potential risk associated with rapidly changing markets or unexpected defects in the property.

Exit Strategies

EQlibrium’s goal is to begin at the end of the deal and work forward.  This allows us to use forward planning effectively.  Throughout this process we determine multiple potential exits for each deal, which allows us flexibility when faced with unforeseen changes in the marketplace.

The U.S. Census Bureau predicts that by the year 2020 our population will have increased by nearly 60 million people, many of whom will gravitate to the western United States due to large tracts of available land. Clearly, and we believe out of necessity, both the residential and commercial markets are going to have tremendous potential in the future.
